Apartment owner’s stay in the Second Home system – The apartment owner has the opportunity to book a stay on any available and convenient date, without any restrictions, which distinguishes it from the classic CONDO system, in which mostly the date of stay is imposed by the Operator (almost always in low season, with unattractive weather).

Owners of apartments in the Biały Kamień Apartments development will have full and transparent access to the financial statistics of their units. By putting their apartment under Second Home’s management, they will get access to the owner’s panel in the system that allows them to view the occupancy and profitability of the apartment using a mobile app. The Operator’s dynamic and efficient daily price management will generate the highest occupancy rates and thus maximize revenue (Top Quality Revenue Management).

Quarterly settlement with 50/50 split of net revenues.

The assumption of the manager of Biały Kamień Apartments is to earn a future rate of return of up to 10% per year on the net value of the apartment. The arguments in favor of achieving the desired goal are; the well-known brand, numerous awards won since the beginning of the Biały Kamień Hotel, as well as the hotel’s average annual occupancy rate of over 85% in 2020-2022 and a consistently high rating of 9.2 on booking.com.

LANDLORD’S COSTS

Costs of the APARTMENT OWNER incurred under the rules of the Apartment Community.

  • property tax,
  • apartment insurance,
  • utilities relating to the apartment and common parts of the building,
  • air conditioning and heating service,
  • renovation fund / costs of renovation and refreshing of the apartment every 5 years – in a 50/50 proportion and to the extent mutually agreed with the tenant on the basis of a mutually drawn up protocol,
  • 24-hour reception / security / monitoring,
  • green areas,
  • snow removal,
  • cleaning of parking lots, traffic routes of common parts,
  • costs of maintenance and current repairs of technical equipment.

TENANT’S COSTS

Costs of the APARTMENT MANAGER/OPERATOR.

  • costs of maintaining a team of employees to provide day-to-day services to Guests,
  • costs of preparing the apartment for rent (cleaning, laundering of linens, etc.),
  • costs of commissions of operators like Booking.com, Expedia, HRS, Trivago, German and Czech tour operators),
  • costs of advertising and marketing (e.g. google adwords),
  • costs of the website and mobile application – the owner’s panel,
  • costs of current and ground cleaning related to the stay of Guests,
  • costs of minor current repairs and maintenance of the apartment related to the stay of Guests,
  • costs of renovation and refreshing of the apartment every 5 years – in a 50/50 proportion and to the extent mutually agreed with the tenant on the basis of a mutually drawn up protocol,
